Why to invest in Slovakia?
Many analysts believe that the properties in Slovak Republic
currently offers excellent value for money. This country
possesses a number of characteristics which make it a particularly attractive
proposition. Below, we have compiled several of them:
-
Since its existence on January 1, 1993, as one of the
successor states of the Czech and Slovak Federal Republic, Slovakia has a
parliamentary democracy with autonomous legislature (parliament), executive
(president and government) and judicial branches (incl. Constitutional court).
-
Slovakia is a member of the EU since May 2004
-
Slovakia is fully integrated into the European market. The business
and legal environment is built around EU standards and the country is a member
of the WTO and OSCD.
-
Slovakia implemented major structural reforms which help to reduce the gap in
comparison with more developed EU countries. Slovakia’s gross domestic product
(GDP) has been growing steadily, the real GDP growth was 5.1% in 2005.
-
The
official currency in Slovakia is the Slovak Koruna. Slovakia expects to adopt
the Euro between 2007-10.
-
The tax reforms (flat rate of 19%) and economic changes
along with a highly skilled, educated and low cost labour force has made
Slovakia an investor's paradise.
-
In regard of the properties there is no equivalent of the
UK's stamp duty and there is no capital gains tax on residential properties
after two years of ownership. After five years of ownership any rental property
is also capital gains tax free.
-
Rental income is taxed at the 19% flat rate, however it is
possible to deduct expenses, maintenance, property related costs, interest on
any loans taken out to finance the property and even depreciation.
-
As
of May 2004 there are no restrictions on foreigners purchasing property in
Slovakia.
-
Foreign nationals from EU or from other countries can acquire real
estate or land located inside the border of the built-up area of municipality
directly, otherwise it is necessary to set up a company.
-
Foreign buyers can obtain a financial loan in Slovakia, but the
interest rates might be more convenient in their native countries.
